    The burnt-out house

    Bought a burnt-out house. Sold it for double before development started.

    The flat near Estoril

    Bought for €120k in 2008 and renovated for €60k. Worth around €480k today. Some of that uplift I forced. Some of it the market gave me.

    The car park that got away

    A Victorian house I got auction-ready from the top of a ladder. The project team's plans and permits for the rear meant losing the car parking, and that cost me about AUD $200k of expected uplift. I got my money back and kept the plans and permits, but made no profit. Every deal gets checked for its weak point first now.

    The commercial deal

    A commercial project that lost around AUD $100k over three years. The project manager had used the same building company across several projects, and when COVID hit, the builder went broke and took the work down with it. The lesson: never put all your eggs in one basket. It's why I now spread everything: several income streams, several property projects, and more than one part of the world.
